SBEM vs DSM: which modelling method does your building need?

SBEM is a simplified monthly calculation suitable for standard buildings; DSM simulates the building hour by hour and is required where systems are too complex for SBEM to represent.

01 / Context

Both are government-approved routes to Part L compliance and non-domestic EPCs, but they model the building at very different resolutions. SBEM applies monthly average calculations to a simplified zone model. Dynamic Simulation Modelling runs a full annual hourly simulation using real weather files, so it can capture thermal mass, solar gain profiles, complex controls and heat recovery that SBEM has to approximate or ignore.

Which one applies to you

Choose SBEM when

  • /Simple office, retail or industrial unit with conventional services
  • /Tight fee and programme, and the rating is comfortably compliant
  • /No overheating or operational energy question to answer

Choose DSM when

  • /Systems SBEM cannot represent, or a marginal Part L pass
  • /Planning requires overheating or operational energy evidence
  • /A complex asset where an unfairly low rating would affect value

It is often worth testing a marginal building in DSM before accepting an SBEM result — on highly serviced buildings the more accurate method frequently returns a better rating and avoids specifying unnecessary measures.

Is DSM always more accurate than SBEM?

For complex buildings, yes — it models behaviour SBEM has to simplify. For a simple building with standard services the two converge, and SBEM is the proportionate choice.

Can I switch from SBEM to DSM mid-project?

Yes, but the model has to be rebuilt, so it is far cheaper to make the decision at design stage than after a failed as-built submission.
